  3.  Sales and Marketing Plan:  We will present you with a customized marketing plan tailored to your specific needs.

 

  4.  Home Presentation:  We will work with you to “stage” your home for maximum interest.

 

  5.  Multiple Listing Service:  Your property will be submitted to the service for viewing by the REALTOR® community.

 

  6.  Cooperating Broker Promotion:  Your property will be promoted to other REALTORS® and sales associates in the marketplace.

       Promotions will include a broker tour (as appropriate).

 

  7.  Internet Marketing:  Your property will be promoted on various major internet sites: REALTOR.com, ChicagoTribune.com,

       EVRHomes.com, EquityVenturesRealty.com, and as an added bonus the major search engines will be engaged.

 

  8.  Direct Marketing:  We will distribute promotional materials showcasing your property to key market areas to attract potential buyers. 

 

  9.  Advertising:  We will review with you our local and national advertising programs.

 

10. Property Information:  We will make information on your property available to local and out of town buyer prospects.  Additional copies of this information will be available for sales associates and prospective buyers at your property.

 

11. Teamwork:  We will present your property to the Equity Ventures Realty sales team.  The team’s review and recommendations will help you realize the best price obtainable for your property.

 

12. Marketing Activity Report:  We will update you on a regular basis to keep you informed of market conditions, buyer activity and the actions we have taken to market your property

 

13. Seller Disclosure:  We will present your written disclosure regarding the condition of your property to buyer prospects to assist them in preparing an offer.  You will keep the information current on the disclosure form and inform of us any changes. 

 

14. Financing:  We will discuss financing alternatives and incentives for your buyers. 

 

15. Qualifying Buyers:  We will seek financial qualifying information on all buyers submitting a purchase offer. 

 

16. Purchase Offers:  We will review all purchase offers as they are presented and we will negotiate on your behalf to reach a purchase agreement with terms that are favorable to you.

 

17. Closing The Sale:  We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire process.

 

18. After-Sale Service:  We will contact you after the closing to follow up on any remaining details or service needs. 

 

19. Service Satisfaction Survey:  We will provide you with a confidential opportunity to give an evaluation of our services.

 

20. Distinguished Personal Service:  The sale of your home is a very personal matter.  We do all things both big and small that make a difference in the way your property is sold .

 

21. Ancillary Services:  Attorney, Title and Home Warranty services are important components of a successful real estate transaction.   We will provide you with the information necessary to make an informed decision.
